What you need to know
Start with an up-to-date extract from the Public Registry: ownership, registered rights, obligations and restrictions. Then compare the cadastral details with the apartment being offered. The extract does not replace a review of the contract and other documents.
What to do in practice
Check five areas: the seller's authority; encumbrances; floor area and designated use; payment, registration and handover; and, for a new development, the developer's documents and completion deadlines. Before transferring money, agree on the consequences of delays and the terms for refunds.
